Ontario’s first-time buyer refund is up to $4,000; eligibility has conditions your lawyer confirms and claims on closing. No municipal land transfer tax applies in St. Thomas, London or Elgin County. That one is Toronto only.

Excludes your down payment and any mortgage default insurance premium, which is normally added to the mortgage, though the 8% Ontario sales tax on that premium can’t be, and is paid in cash at closing (see Cash to Close).
